AKA: Don’t shop without a budget.
You’d never walk into a car dealership with no idea how much you can spend—so why do it with a house? Viewing properties before knowing your borrowing capacity can lead to heartbreak or blown-out budgets.
Chat to a mortgage broker or your bank first. Pre-approval gives you clarity and negotiating power when you’re ready to make an offer.
AKA: It’s not just the deposit.
Surprise! There’s more to buying a home than just saving the deposit. First-timers often forget to factor in stamp duty, solicitor fees, building inspections, moving costs… and furniture (because yes, you’ll need a couch).
Budget for at least an extra 5–7% on top of your purchase price for fees and hidden costs. Your future stress-free self will thank you.
AKA: Don’t skip the homework.
Just because the house looks good doesn’t mean it is good. Termites, dodgy plumbing, noisy neighbours, or a planned highway in the backyard can all turn your dream home into a regret.
Get a building and pest inspection. Check council zoning and development plans. Or better yet—work with a buyer’s agent who knows where and what to look for and where problems like to hide.
AKA: Google and AI are not a property expert.
The process can feel confusing and overwhelming—especially when you’re flying solo. But you’re not expected to know it all (and trust us, the agents selling the house aren’t working for you).
Build your dream team: mortgage broker, solicitor/conveyancer, and ideally, a buyer’s agent. They’ll guide you through the process, help you avoid dodgy deals, and make sure you don’t pay more than you should.
