For years, many investors focused heavily on tax benefits. The conversation often started with, “How much can I claim?” or “What’s the depreciation schedule worth?”
Lately, I’m hearing a very different question.
That shift in thinking is exactly where I believe the best opportunities are.
Rather than chasing tax deductions, smart investors are looking for properties that offer genuine ways to create value. They’re searching for assets with hidden potential rather than simply buying a standard investment and hoping the market does the rest.
That could be:
A large block with sufficient frontage for a future duplex.
A property with subdivision potential.
A corner block that offers better access and redevelopment opportunities.
An older home in a quality suburb that can be renovated to significantly increase its value.
A property with enough space to build a granny flat or second dwelling, creating two income streams instead of one.
A home where adding another bedroom, bathroom or ensuite could substantially improve rental returns and resale value.
This is actually the strategy I use when buying property myself. I am always asking one question:
Sometimes the opportunity isn’t the house at all. It’s the land size, the frontage, the zoning, or its proximity to future infrastructure such as a new train station, hospital, town centre or major transport corridor. These are the factors that can dramatically change a property’s long-term performance.
Here is a perfect example of how one of my savvy clients have cashed in on hidden value:
Originally a very typical 1975 three-bedroom family home, this renovation has completely transformed the way the property functions without increasing the building footprint. The downstairs multipurpose area has been reconfigured into a modern open-plan kitchen, dining and sitting area, while the original upstairs kitchen has been converted into a generous fourth bedroom. The former dining area has also been enclosed to create a fifth bedroom, and the front balcony has been incorporated into the home to provide additional internal living space. The result is a highly functional five-bedroom family home that better meets today’s market demand, creating more than $820,000 in additional equity while also increasing the property’s rental potential by pproximately $450 per week. It’s a great example of how thoughtful design and reconfiguration can unlock enormous value without the need for a major extension.
Now you understand why I have such an addiction to renovating!
As investors, we can’t control interest rates, government policy or future tax legislation. Tax rules will continue to change over time. What we can control is buying an asset that gives us options.
Properties with genuine upside allow you to manufacture equity instead of simply waiting for the market to do all the heavy lifting. Whether that’s through renovation, redevelopment, subdivision or adding an additional dwelling, creating value puts you in a much stronger position regardless of what the market or tax system is doing.
The investors and homeowners who are likely to perform best over the next decade won’t necessarily be those who buy the cheapest property. They will be the ones who identify opportunities that others overlook and purchase assets with multiple ways to add value.
In today’s market, options are valuable. A property with genuine upside doesn’t just give you one path to success—it gives you several.
